Box Commercial is a boutique real estate agency. Our primary purpose is to offer for sale selected Australian income-producing investment property for the purposes of generating reliable income.

We are particularly keen on offering operating properties that offer one or both characteristics.

I. Spread risk of income across numerous rent payers.
II. Offer numerous investors to participate in the ownership

To us this means we like commercial properties which have numerous tenants, such as a retail center, industrial facility, office block or a self-storage facility. And then, in terms of ownership, we like co-investments where numerous investors participate in a “property syndicate” or “small real estate investment trust (REIT)”.

We welcome you to our firm and introduce you to the type of properties we have been able to refer our investors to over the years here.

We are not permitted to advertise current offers as most properties offered are classified as licensed investment products. Rather, our role is to introduce and group enough investors together and refer them on to the manager of the investment.

Also, to support our business we also initiate new investments. Often, initiating new investments can be as straightforward as introducing a long-term business to a property and then go on to either lease or sell the property to the business.

Our principal director has had a long history of selling storage investments. Storage properties can be either simply raw land in the case of hardstand or a simple industrial building such as warehouse or self-storage facility. Importantly they have had an excellent history as investments as they feature numerous rent payers and at times have been available as a property syndicate or small real estate investment trusts.

Our principle has sold numerous storage complexes over the last 3 decades and witnessed the industry evolve from a cottage industry into the billion-dollar industry it is today.

Today the prospects for storage are even brighter than in 1996. This time with the innovation in flexible storage such as prefabricated shipping containers, simple land offers the storage business a compelling cost-effective storage solution. In this way, they make great investments with multiple rent payers.

A little about me

Rob has loved doing deals since he was 12 years old and sold his go-kart to Peter Davis for ten bucks and a Superman comic. He’s been a licensed real estate agent for more than twenty years and he’s sold and leased development sites, shopping centres, self-storage complexes, large format retail stores and convenience centres all over Australia. He’s worked for companies like Jones Lang LaSalle, DTZ International, and Spotlight Stores but these days, he works for Box Commercial as director & principle.

Selling a property now can be challenging decision particularly if there are excellent prospect of future profits down the track.

There may be future rental uplifts or external factors such as pivotal infrastructure underway which will greatly enhance the utility of the property which may release additional value in your property.

Perhaps you may be an owner occupier needing release of some additional capital currently retained in the properties ownership which you would like to re-invest into other area.

Whatever it is, a solution could be the introduction of a buyer (a property syndication group) who can purchase your property outright in the normal way, or if you prefer, structure a purchase which gives you immediate release of equity and still leaves you a financial interest in your property.

And if you choose, further capital release can occur during the term of the syndicate. And best of all, In the meantime, your financial interest will entitle you to any rents and future profits along the way.

This can be an ideal structure for properties where future profits are yet to be realised but simultaneously you are wanting a reliable exit strategy.
