Battery Energy Storage Systems (BESS) are relatively new to Australia. In simple terms, they look like a mini-substation; they draw power from the grid during off-peak times and return that power during periods of high demand.

The BESS engineers require a suitable vacant site on the north side of the Leongatha township. If we are successful in securing the right site, the property owner will not only help stabilise the local grid but will also receive a long-term rental income in return for leasing their vacant land.

The required land size is approximately 1,500 sqm (roughly the size of one or two ordinary housing blocks). Once built, the BESS looks similar to a mini-substation and can easily be camouflaged behind fencing or landscaping if required. Accessibility to the main grid is vital to the project’s viability. Therefore, this BESS needs access to the high-capacity wires heading into the Horn Street substation.

Please see the simplified plan below, which highlights the relevant high-voltage roads in red. Properties with frontages along these roads will be of particular interest.

A land size of approximately 1,500 sqm;

Zoning for anything other than residential;

A site located away from the nearest housing;

Land that is not prone to flooding; and

Frontage to sections of South Gippsland Hwy, Old Korumburra Rd, Yarragon Rd, and Turner Street and within 3kms to the sub-station in Horn St.

In return, the BESS group will offer:

An immediate upfront payment in return for an 18-month option over a specific area of land to finalise design and obtain all necessary permits and approvals.

If approved, this will convert into a 30-year lease with a starting rental of $25,000 per annum, increasing each year thereafter.

Over the past 12 months, this BESS company has secured around 15 sites throughout NSW and Victoria, with many of them located in Gippsland. We have been focusing on this BESS client for about a year now.

We now have real momentum in acquiring sites and have increasing confidence in quickly identifying what will work. In fact, it is easy to see BESS units becoming as common as mobile phone towers, as they appear a sensible remedy to our complex energy challenges.
