Footscray presents a fabulous business proposition.
Only 30 minutes from west of the CBD where according to realestate.com.au the average 3 bedroom house price is $720k approx., compared with the northern suburb of Brunswick also only 30 minutes north of the city has a house price of $1.3M. – in other words its great value and probably means it hasnt reached full potential yet but the affect being that its housing cost advantage will attract even more people people to the suburb.
Whilst the CBD looks messy now, with a little foresight you can see that it will have to transition to cater for the new population demographics. Â
It is no surprise that statistics are showing new families are flooding into Footscray, probably because it’s a fabulous cost effective proposition only 7 kms to the city.Â
And In answer to that, the govt has put more than $120m into local schools to cater to this suburb’s exploding population. (Ref” Footscray in flux – The Age Dec 30, 2023). You can already see evidence of this with the number of new multi-storey developments under construction.
Also, the transport infrastructure into the suburb is already excellent and the new Footscray Hospital will bring with it even more people catering for 15000 patients and 250 jobs. These jobs will be particularly important for the resurgence of Footscray as they will provide stable employment, and therefore customers for local businesses
