Sometimes fund managers decide not to sell the property holdings at the end of the investing term because the property is just too good.
This happened to this amazing property in South Australia, where the fund manager, gave investors who wanted to withdraw from the investment the ability to exit and the residual permitted to stay in until the property is later sold and fund is wrapped up.
This property, was first offered to investors in May of 2016 was cost around $28M and then in January of 2022, about 6 years later $41M. This represented an uplift in value of about 30%. Throughout the term of the investment a distribution of 7.6% approx. was paid to the investors, with a slight interruption to this during Covid. The income and gain, based on the valuation, (as the property hasnt been sold yet), amounted to an annual return to investors (who wanted to withdraw ) of 14.73% per annum
So in actual terms, an investor who invested an initial $50,000 unit investment, received an income of approx. $3302 per annum over the term of the investment, and when the property was sold received a return of capital of $80,000. Most investors, invested initial investments of $100,000 and some invested up to $500,000
